A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs, offering one of the most powerful benefits available to those who have served our country. VA loans are available to eligible veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses.
Down Payment
Most eligible borrowers can purchase a home with 0% down, making this one of the few loan programs that does not require any down payment at all.
No Monthly Mortgage Insurance
Unlike FHA or conventional loans with less than 20% down, VA loans do not require ongoing mortgage insurance. Most borrowers do pay a one-time VA funding fee, which can be financed into the loan, and this fee is often waived for veterans with a service-connected disability.
Eligibility
Borrowers need a Certificate of Eligibility (COE) to confirm their qualifying military service. Credit guidelines tend to be more flexible than conventional financing.
Loan Limits & Entitlement
Veterans with full entitlement are generally not subject to a VA loan limit, meaning qualified buyers can finance with $0 down regardless of loan size, as long as they qualify for the payment. Buyers with remaining (partial) entitlement from a prior VA loan may have a limit based on county guidelines — your lender can help confirm your entitlement status.
