A USDA loan, sometimes called a Rural Development loan, is backed by the U.S. Department of Agriculture and designed to help buyers purchase homes in eligible rural and many surrounding suburban areas. Much of northwest Montana outside the immediate city limits qualifies, making this a valuable option for buyers in our area.
Down Payment
USDA loans allow eligible buyers to purchase with 0% down, one of the very few programs offering true no-down-payment financing.
Income Limits
Household income must fall at or below the limit set for the county and household size. These limits are set to help moderate-income households.
Property Location
The property must be located within a USDA-eligible area. Many communities outside of the larger city centers in the Flathead Valley qualify, so it is worth checking a specific address before ruling this option out.
Guarantee Fee
USDA loans include an upfront and annual guarantee fee, which functions similarly to mortgage insurance but is typically lower in cost than FHA MIP.
Credit Guidelines
USDA loans typically look for a credit score around 640 or higher for streamlined automatic underwriting approval, though manual underwriting may be possible for buyers with a limited credit history.
