Down Payment Assistance in Kalispell & the Flathead Valley
Almost every buyer we meet believes they need 20% down. On a $400,000 Flathead Valley home that is $80,000 standing between a family and a front door — and for most people it simply is not true.
Montana has real down payment assistance. Not gimmicks, not teaser rates: state and nonprofit programs built to cover the down payment and closing costs for working families. Most buyers here have never heard of them, largely because nobody explains them well. So here it is, plainly.
Montana Housing: two statewide options
Montana Housing, the state housing finance agency, runs two down payment assistance programs that pair with a Montana Housing 30-year first mortgage.
MBOH Plus 0% Deferred
- How much: up to 5% of the sales price, capped at $15,000
- Interest: 0%, with no monthly payment
- When you repay: only when you sell, transfer the home, or refinance or pay off the first mortgage
- Income limits: $80,000 for a one or two person household, $90,000 for three or more
- Credit: minimum 620 mid score, maximum 45% debt-to-income
- Your contribution: at least $1,000 of your own cash, and it may be gifted
This is the one to ask about first. A second loan at zero percent that you make no payments on is about as close to free money as housing finance gets.
Bond Advantage
- How much: up to 5% of the sales price, capped at $15,000
- Interest: the same fixed rate as your Montana Housing first mortgage
- Repayment: a 15-year amortizing second loan with a low monthly payment
- Credit: minimum 620 mid score
- Your contribution: at least $1,000, gift allowed
Montana Housing publishes no income cap for Bond Advantage, which makes it worth a look if you earn too much for MBOH Plus.
Both programs require a homebuyer education class. That is not busywork — it is a few hours that will save you from expensive mistakes.
NeighborWorks Montana — and yes, it covers Flathead County
This is the program almost nobody mentions, and it is available right here in Kalispell.
NeighborWorks Montana runs a HOME Program offering down payment and closing cost help across 15 Montana counties, Flathead among them.
- Primary program: $2,500 to $25,000, and up to $40,000 in some cases, at 0% interest with no payments for 15 years
- Who qualifies: households at or below 80% of the county median income who are first-time buyers, single parents with dependent children, or households including someone with a disability
- Secondary program: $1,500 to $10,000 for households up to 125% of county median income, as an amortizing loan with monthly payments
Read that first line again. Up to $25,000, at zero percent, with no payment for fifteen years. In a valley where the median home has moved well beyond what a young family can save against, that is the difference between renting and owning.
You apply through your lender — ask them to work with NeighborWorks Montana. You can also reach NeighborWorks directly at (406) 604-4540. A homebuyer education class is required.
What this looks like on a real Kalispell home
Take a $327,500 townhome, roughly what a two-bedroom in Kalispell runs right now.
- An FHA loan needs 3.5% down: $11,462
- MBOH Plus could contribute up to 5% of the price, capped at $15,000
The assistance covers the entire down payment with room left toward closing costs. Your own required contribution is $1,000 — which a family member is allowed to gift you.
That is a buyer who assumed they needed $65,000 walking in with $1,000.
This is an illustration, not a loan quote. Your numbers depend on your credit, your income, the property, and the program you qualify for.
What to do next
- Talk to a lender who knows these programs. Not every lender is approved for Montana Housing or works with NeighborWorks. Ask directly, and if they brush it off, ask someone else.
- Take the homebuyer education class. It is required for these programs and worth the time regardless.
- Get pre-approved before you shop. Knowing your real number changes which houses you look at.
- Call us. We will tell you honestly whether these programs fit your situation, and point you to lenders who actually use them.
We have watched too many people in this valley assume they cannot buy. Often they can. They have just never been told how.
